VA home loans in Nashville, TN give eligible veterans, active-duty service members and some surviving spouses a way to buy a primary home with benefits that are hard to match elsewhere. The program is backed by the U.S. Department of Veterans Affairs, and it rewards a little preparation. Here is the checklist The Brown Team at Churchill Mortgage walks through with veterans in Nashville and Brentwood before they start touring homes.
Eligibility is based on your service history. The Certificate of Eligibility (COE) confirms it to the lender. If you do not have yours yet, it can usually be requested during the application, so it does not need to hold up a pre-approval conversation.
VA loans can allow little or no down payment and do not carry monthly mortgage insurance, which can make a meaningful difference in the payment. Most buyers pay a VA funding fee, which can often be financed into the loan, and some veterans with service-connected disability ratings are exempt. Closing costs, taxes and homeowners insurance still apply, so the full payment is what matters.
The home must be your primary residence and meet VA's minimum property requirements. The VA appraisal checks value and condition. In Davidson and Williamson County, that matters most on older homes and properties that need work, so it is worth raising early if you are looking at a fixer.
VA is often the strongest choice for eligible buyers, but not always. If you are putting a large amount down, a conventional loan may come out ahead once the funding fee is counted. A good VA mortgage specialist shows you both on the same house instead of assuming one answer.
If you are relocating to Middle Tennessee or expecting orders, build the closing date around your move. Getting documents together early, including income, assets and your COE, keeps the file moving when you find the right home.
Many veterans do not realize VA home loan benefits can often be used more than once. If you sold a home bought with a VA loan, your entitlement may be restored for the next purchase. Homeowners who already have a VA loan may also be able to refinance through VA's streamline refinance or a VA cash-out refinance, depending on their goals and their current loan. It is worth reviewing those options with your loan officer whenever your plans change, not only when you buy.
